Lodging Policies

CAMP RENTAL: NO RENTERS UNDER 25 YEARS OLD

  • Check-in: 4:00 PM; Check-out: 10:00 AM.
  • Early check-in or late check-out must be arranged in advance; otherwise, a $50/hour fee applies.
  • Cleaning staff require sufficient time to prepare units.

 

ACCEPTED PAYMENTS:

We accept all major credit cards, cash, E-check, Venmo, PayPal, Zelle. We do not accept payments sent by USPS mail.

A deposit of 25% is required prior to arrival to secure your reservation. For bookings made less than 3 weeks in advance, a 50% deposit is necessary; for reservations within 1 week of arrival, full payment (100%) is required.

 Please note: All payments made via credit cards, VENMO, and PayPal through the QuickBooks link are subject to a 4% processing fee. E-Check payments incur a $12 fee. Personal Venmo and Zelle payments remain fee-free options.

CANCELLATION POLICY:

If you need to cancel your reservation for any reason, River End Outfitters will refund your deposit as long as you provide notice at least 6 weeks before your scheduled arrival. For cancellations made with less than 6 weeks, the following charges apply:

If you cancel within  6 weeks of arrival, the 25% deposit is non-refundable.

If you cancel 3 weeks before your arrival, you will be charged 50% of the total reservation amount.

If you cancel less than 1 week prior to your expected arrival, you will be charged 100% of the total reservation amount.

YOU WILL NOT BE ABLE TO APPLY THE 50% or 100% PAYMENT TO A FUTURE TRIP

If your trip is cancelled by the captain due to weather conditions, you may choose to apply your deposit to a future trip or receive a full refund.

A welcome email will be sent a few days before your trip, containing a check-in document with directions, lock box codes, and additional information. You will also find a white binder in your camp that provides rental rules, check-out procedures, amenities, and further details.

ALL INCLUSIVE POLICIES

CANCELLATION: If for any reason you wish to cancel the reservation your deposit will be refunded if you notify River End Outfitters at least 60 days (8 weeks) in advance of expected arrival. Failure to give proper notification will result in the following charges:

NO REFUND after 8 weeks on 25% deposit

50% of total reservation if canceled  4 weeks prior to expected arrival

100% of total reservation if canceled less than 2 weeks of expected arrival

OCCUPANCY & GUEST RULES

Please ensure that every guest is informed of the rental rules, including check-in and check-out procedures.

**NO PETS ALLOWED**

 The cleaning fee covers standard cleaning tasks such as laundry, bathrooms, bedding, mopping, vacuuming, dusting, and emptying the dishwasher. It does not include trash removal, food disposal, or extra services.

Your signature on this agreement or contract, as well as any payment or acceptance of possession following receipt of this document, constitutes your acceptance of the terms and conditions herein and confirms your intent to use the property as a vacation rental.

If you notice any damage to the property upon arrival, please notify us immediately to ensure you are not held liable. Providing photographs, if feasible, would be appreciated.

CHECK-OUT FEE: A $250 fee applies for not following check-out procedures. Contact me with any questions.

Smoking Policy

  • Smoking is strictly prohibited inside the unit. Guests are asked to refrain from leaving smoking materials, cans, bottles, or any other trash on the property or in the surrounding area. REMEMBER TO EMPTY ALL ASHTRAYS BEFORE YOU LEAVE.

General Occupancy and Guest Rules

  • Only registered guests are permitted to stay overnight in the unit. Visitors are not allowed to sleep on the premises. Bachelor and bachelorette parties, adult entertainers, and any disruptive events are strictly forbidden. Any violation of these rules may result in immediate eviction and forfeiture of rental fees.
  • River End Outfitters and its representatives are not responsible for any lost personal belongings or valuables during your stay. To safeguard your possessions, always lock your unit when you leave, and consider leaving unnecessary valuables at home.
  • Guests are required to keep the property and all furnishings in good condition throughout their stay. Please treat the rental with care and respect to ensure a pleasant experience for all parties.
  • Please ensure that all appliances within the rental property are used strictly for their intended purposes. Misuse of appliances can lead to damage, safety hazards, and may result in additional charges or forfeiture of your deposit. Always follow the manufacturer’s instructions and do not attempt to modify appliances or use them in any way other than as directed.

Seafood Preparation, Storage Policy and Fish Cleaning/Carcasses

Prohibited Activities

Fish cleaning, fish processing, seafood boiling, and deep frying are strictly prohibited inside the units and on top decks. These activities are not allowed to ensure cleanliness, safety, and to prevent odors or residues that may impact other guests.

Proper Storage of Catches

All fish and seafood catches must be stored in ice chests. Storing your catch in the refrigerator is not permitted. If you do not have an ice chest or need one for your stay, please contact management for assistance.

Keep all ice chests outside the unit.

Fishing from the Dock

Guests who fish from the dock are responsible for maintaining cleanliness in the area. Please ensure that all bait, tackle, and any fish remains are properly cleaned up after use. It is important not to throw dead fish back into the water; please dispose of them appropriately to help keep the dock and surrounding environment clean and enjoyable for everyone.

Proper Disposal of Fish, Duck, and Game Carcasses

For the health and cleanliness of the marina and surrounding environment, please do not dispose of any fish, duck, or game carcasses in the Venice Marina water or on the dock. All trash, including carcasses, must be placed in the designated dumpsters provided on the premises. If you need to dispose of carcasses, they must be taken outside of marina waters to the pass. Your guide can assist you with this process if needed. Please be aware that failure to adhere to these disposal rules may result in eviction from your unit.

Housekeeping Services, Neighborly Conduct, and Property Responsibility

Housekeeping Services

Please note that daily housekeeping is not provided during your stay. Bed linens, towels, toiletries, and toilet paper will be supplied upon arrival, but no maid service will be available throughout your visit.

Guests are reminded not to remove towels or linens from the unit. If you require additional items or need assistance, please contact management for support.

Neighborly Conduct

We ask that you always be considerate of your neighbors. Please keep noise levels to a minimum to help ensure a pleasant and peaceful environment for everyone.

Property Damage and Missing Items

During your stay, it is important to take care of all furnishings and movable property provided in your unit. Should Rivers End Outfitters discover any significant damage to the property, or find that items are missing after your departure, the company reserves the right to assess charges. Guests will be responsible for covering the fair market value of any items that are damaged. We encourage all guests to promptly report any incidents involving property damage or missing items to management to avoid misunderstandings and additional charges.

Children’s Supervision and Safety

For the safety and well-being of all guests, children must be always supervised by a responsible adult throughout their stay. It is the responsibility of guests to monitor their children’s activities and ensure that proper safety measures are observed. Please remain attentive to your children’s whereabouts and actions to prevent accidents and promote a secure environment for everyone.

Cleaning Fees and Accidental Damage to Property

Please be advised that an additional cleaning fee of $500 will be applied if evidence of vomit, urine, or feces is discovered in any area where it does not belong. In addition to this fee, guests will also be held responsible for covering the fair market value of any items that are damaged as a result, including but not limited to linens, mattresses, bedspreads, and shower curtains. We understand that accidents may happen; therefore, in the event of such an incident, it is essential that the affected area be cleaned up promptly or that management is notified immediately. Prompt communication and cooperation can help minimize extra charges and ensure a smooth resolution.

TRASH: Please keep all outdoor areas clean during your stay and make sure to take out garbage to the dumpsters every day and before you leave. Venice has wildlife that may create a mess if trash is left out. If you need help, instructions, or extra garbage bags, please contact us at 504-905-7227.

Refrigerator (Extra Condiments/Drinks): Guests often leave unopened drinks and condiments. You’re welcome to use them or simply discard anything you don’t want.

Kitchen Items: We supply two rolls of paper towels, dish soap, multi-surface cleaner, dishwasher pods, kitchen towels, and garbage bags. If you require any additional items, please contact me.

Grocery Stores and Restaurants: The Venice area has only a few stores and restaurants. It’s best to pick up supplies in the New Orleans area before arriving. While Venice does have a Dollar General, a liquor store, a bar and grille at the Venice Marina, and a handful of other restaurants, options are limited.

The Barbecue Pitt: Propane and charcoal grills are available for use; however, guests are responsible for providing their own propane or charcoal. While there may occasionally be a full tank on site, guests should be prepared to obtain one from Dollar General or Elzy’s if necessary. Please ensure the grill is cleaned after use. We do have extra tanks. Do not replace the cover while the grill is hot or in operation.

 ICE MACHINE: Use the ice machine for drinks, food, or filling a small bay boat box. Do not use it to fill large ice boxes; for large amounts, please use Venice Marina services.

Maintenance & Cleaning

We strive to keep everything clean and in good working order during your stay. If you notice any problems or need assistance, please contact Dana Wilson at 504-905-7227 or Chris Wilson at 504-289-1764. We do our best to address issues like ice maker or DirecTV repairs promptly.

Check Out Procedures:

Report any accidental damage or breakages promptly, especially before check-out.

Follow the list below to avoid check-out fees:

  • Check out by 10am unless arranged otherwise.
  • Report any damage to Dana or Chris with River’s End Outfitters.
  • Clean up outside, under camp, and at the dock area.

Please ensure that all waste, including both interior and exterior unit trash, is disposed of in the Venice Marina dumpsters. These are located across from the Venice Marina store and restaurant, as well as toward the rear of the Marina.

Refill the outside trash can with provided liners. Need help or a liner? Call 504-905-7227. A $250 fee applies if cleaning is not completed at check-out.

  • Return all furniture to its original arrangement.
  • Leave linens and towels in the home; do not make the beds.
  • Remove all personal food from the refrigerator, countertops, and cabinets.
  • Load dirty dishes into the dishwasher and run it before leaving.
  • Turn off all small appliances (e.g., coffee pot).
  • Set thermostat to cool at 73°F; do not use fan only.
  • Switch off all indoor and outdoor lights.
  • Ensure all doors are locked and secure.
  • Please check the property thoroughly for personal items, as we cannot guarantee their return but will try our best to locate and send them.

If you have not checked out by 10am and have not arranged for a late check-out, your belongings will be moved to the REO main lodge at 175 Sports Marina Road, and you will be charged for an additional night’s stay.
